Urban sprawl, real estate market and the proliferation of horizontal residential enclaves in the neighborhood Colônia do Marçal, in São João del-Rei (MG)

Since the mid-2000s the number of horizontal condominiums in the urban landscape has increased, both in large and small cities. This article analyzes the emergence and consolidation of closed enclaves, in the city of São João del-Rei (MG-Brazil), through the analysis of its proliferation in the north-northeast direction of the city, in the neighborhood Colônia do Marçal. In addition, as specific objectives, we will analyze the performance of the agents involved, such as landowners or real estate developers for the propagation of this housing model, in addition to factors such as fear, violence and nature, which are the main causes of the search for these enclaves, mainly by the middle and upper classes. In order to carry out the research, bibliographical surveys and questionnaires were carried out for the population living in this type of housing, which allowed the evaluation of economic and social issues that aimed to characterize and identify the causes of the search for this type of housing, the relationship between its expansion and the action of the agents involved, as well as the consequences of this way of inhabiting the city.Downloads
